Structural Health Assessment of Old Bungalow LRH, Peshawar
Prime Desing Consultant carried out the structural health assessment of Old Bungalow #01, Residential Colony, LRH Peshawar to assess the existing condition of the building, the assessment indicates the loss of concrete cover in the slab due to complete corrosion of the steel (diminishing the concrete-steel bond), and certain cracks in the walls. The Result Indicated that the walls are still enough to bear the load while the slab must be demolished and reconstructed due to the loss of bond between steel and concrete. To ensure the safety of the occupants, certain strengthening and retrofitting techniques were recommended and the demolition of the existing and the design for reconstruction of slab was proposed.

Kaur Complex Tower B, Peshawar
The structural assessment of Kaur Complex Tower B, a thirteen-story building, has been completed by the Prime Design Consultant. This evaluation is particularly focused on the seven-story grey structure, constructed in accordance with the structural drawings. However, prior to commencing the construction of the remaining six storeys above, a significant issue emerged concerning the compressive strength of concrete in the 6th and 7th storey columns. The concrete strength in these columns was measured at 2500 psi, a notable deviation from the specified value of 5000 psi as indicated in the initial structural drawings.
This structural assessment primarily relies on the material properties specified in the original structural drawings, except for the compressive strength of concrete in the 6th and 7th storey columns. To address this deviation and ensure the structural integrity of these crucial structural elements, our team conducted an extensive series of both destructive and non-destructive tests. The results of these tests showed an average concrete strength of 2000 psi, which is significantly lower than the specified value of 5000 psi. As a result, a proactive recommendation has been made to reinforce and retrofit six columns within the 6th and 7th storeys through the application of column jacketing. This retrofitting strategy is necessitated by the reduced concrete strength, as specified in the retrofitting drawings, and aims to restore the structural capacity of these columns, thereby ensuring the overall safety and stability of the entire building.
Throughout the course of this structural design assessment, paramount importance has been given to safety considerations, particularly in relation to seismic activity in the region. As such, all essential safety factors, in accordance with the earthquake resistance guidelines specified for Zone-2B of the Building Code of Pakistan-2007, have been meticulously integrated into the structural design and evaluation of the subject building. This unwavering commitment to structural integrity and safety underscores our dedication to delivering a building of the utmost quality and dependability.
Farmhouse No.57, Islamabad
Farmhouse No.57 is a residential project situated on an uneven and sloping terrain. The project consists of a main single-storey building and an additional double-storey servant quarter. The client enlisted the expertise of the Prime Design Consultant to undertake the architectural planning and to create a realistic 3D representation of the project.
Due to the specific topography of the site, special consideration was given to addressing the elevation changes. As a result, the servant quarter, being situated at a lower point, incorporated a basement level. This strategic decision accommodated the site’s natural slope effectively.
Once the architectural plans received the client’s approval, the structural design phase commenced, in accordance with the Building Code Provisions of 2021. The structural configuration was especially mindful of the seismic activity prevalent in the region. Advanced engineering software, specifically ETABS version 20, was employed to create a detailed structural model of the building, ensuring its stability and resilience.
The subsequent stages of the project involved meticulous attention to the Mechanical, Electrical, and Plumbing aspects. In adherence to local building regulations, the design encompassed the installation of rainwater harvesting tanks and concealed underground water reservoirs, serving both sustainable water practices and regulatory compliance. Additionally, an enticing swimming pool was seamlessly integrated on the right side of the main building, enhancing the overall appeal and functionality of the property.
Cecil Silver Apartments
The Cecil Silver Apartment is a ten-story reinforced concrete edifice situated in Kalam, Pakistan, an area known for its high seismic activity and hilly terrain. Mr. Aizaz Ahmad, the client, engaged the services of Prime Design Consultant to devise an optimized and feasible structural plan for the building. In response, Prime Design Consultant undertook an earthquake-resistant design approach for the structure, along with a practical foundation design suitable for the challenging hilly slope.
Multi Lake Tower
Multi Lake Tower is a prominent 16-story high-rise building situated in Multi Gardens B-17, Islamabad, which was constructed by Emirates builders. Given the suboptimal quality control measures during the construction process, the client sought the expertise of Prime Design Consultant to conduct a comprehensive structural health assessment of the building. The main objective of this assessment was to identify any potential structural weaknesses in the building and suggest measures to reinforce it against potential damage.
The first step in the process involved conducting a series of destructive and non-destructive tests to evaluate the concrete strength used in various structural members. These tests were aimed at providing a probabilistic estimate of the concrete strength and verifying the As-built construction in comparison to the structural drawings. After careful analysis, it was discovered that the building’s concrete strength was lower than what was specified in the structural drawings, making it susceptible to damage in the event of an earthquake.
To ensure the safety of the occupants, retrofitting of the columns and slabs was recommended. The primary goal of retrofitting was to increase the strength of the columns and slabs to make them more resistant against the gravity and earthquake demand. Most columns were retrofitted using the concrete jacketing technique. Concrete jacketing involves the application of a new layer of concrete to the column, increasing its load-carrying capacity. In some cases, where space was limited, the CFRP wrapping technique was utilized to retrofit the columns. This technique involves wrapping the column with carbon fiber sheets to increase its strength.
